Q: Will you be listing my house on the MLS, or actually buying it?
A: Great question. We are licensed, and we do list houses. We are also professional home buyers and we purchase properties all over Texas with cash. The answer is no; we will not list your home on the MLS at any time until long after you close and we take title. From there, we will likely repair the house and resell it to another homeowner, or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A: Many of the houses we purchase are below market value. The main reason is a seller, like yourself, has a property that causes more harm than good in their life. It could be a foreclosure issue; an inherited home; deferred maintenance; divorce; fire damage; etc. In our experience, many sellers aren’t necessarily expecting a large “windfall” on the property. Instead, they appreciate that we can offer cash; we close on their terms (no waiting for financing); and no time, effort, or expense is required on their part to fix up the property or pay agent fees. Q: How do you determine the price to offer on my house?
A: Our process is very straightforward and transparent. First, we see what the current condition of your property is as well as location, proximity, sold comparable properties, etc. We then estimate cost of repairs, and how long said repairs will take, to maximize the value of your property — that can range from $5,000 on the low end, to $150,000+. Finally, we back into a number: the highest price we can possibly pay you for your property. The number is then presented to you in contract form. Easy!
Q: Are there any fees or commissions to work with you?
A: This is the major difference from the traditional method of selling your house: there are NO fees or commissions when you sell your house directly to us. We will not charge you a “trip fee” to see your property, or have any hidden fees in our offers. We’ll make you an offer and, if you love it, then we’ll buy your house and close on your terms. Remember, pay for the closing costs, too! Our profit and fees are made after we pay for repairs on the house and sell it for a profit (or rent it). Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 2-6 months) and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3 to 6% of the sale price of your house. If it’s a $100,000 house, you’ll pay between $3,000 to $6,000 in commissions to an agent.
Agents provide a great service and value for those that can wait 2 to 6 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. And that’s where we’re different. We’re home buyers. Our company buys the house directly from you.
